The NZZ Real Estate Days 2019 has chosen the most attractive real estate investment idea: the hybrid modular construction system developed by Renggli AG, together with the Bern University of Applied Sciences and AXA. It is a solution to meet the demand for affordable and ecological living spaces.
Shortening the construction time to avoid long vacancies; building energy-efficient and ecological housing that meet the Minergie-A standard; creating a range of affordable and comfortable apartments; and developing a sound and fast solution for replacing old buildings that are not worth renovating – to realize all these goals at the same time had been a challenge to the project team, but they managed to deliver an excellent result after an intensive development process: a high-performance hybrid-modular construction system. It was prototyped in Renggli’s factory in Schötz for test and improvement and then adopted in the «HELLO Lenzburg» project for the first time.
Modules in steel structure
The principle is novel but also impressively simple: all the apartments are fully prefabricated as individual room modules; bathrooms, kitchens, doors, windows, and coverings are installed offsite in the Renggli factory; and services cables are also pre-installed. It makes the on-site work much simpler and more efficient: only need to insert the modules into the steel structure and to install the façade. The building in Lenzburg with 20 apartments was completed within five months.
Award as recognition for innovation and courage
On 31 October 2019, three innovative projects that had been selected by the jury judges were presented at the NZZ Real Estate Days (RED). Through a public vote on the spot, the conference participants chose the project «HELLO Lenzburg» as the most attractive real estate investment idea.
